On the hunt for a new roof? Your first step is to do your homework and gather some quotes from area roofers. This will give you a good jumping-off point for what the project will cost. You may not be aware of all the things to look for (and look out for!) in a roofing quote, so here’s a quick guide for you.

The Basics

This is an overview of what your roofing estimate should include:

  • Contact information
  • Company website and address
  • Insurance and license information
  • Job description

  • Materials

  • Warranty information
  • Provisions

Complete Work Description

Any estimate you receive from a roofer should include a detailed description of the job so you know what to expect. This should contain a list of:

  • All roofing materials
  • Type and thickness of roofing underlayment
  • Where flashing is located
  • Size of nails and fasteners
  • Type of waterproofing sealant used
  • Changes to ventilation systems
  • Manufacturer products

Materials

This should be a detailed list of the type of roof decking, flashing, shingles, underlayment, and ventilation that the roofers will include. In addition to the name of the material, it should include the thickness of the underlayment, the type of sealant, and the sizes of the fasteners to be used. Product brands should be included as well.

Costs and Payment Schedules

Your roofing quote should include information regarding labor and materials, permits, and removal or clean-up of debris. The total cost should include all costs, line by line, with no hidden fees.

It is not uncommon for contractors to switch products or brands due to availability, which can impact the material cost. Or, the cost may increase if the roofer finds an area requiring repair before a new roof is applied. Just be mindful that things can change, as some things are out of the roofer’s control.

The quote should include payment terms, such as monthly financing or full payment upon completion. There should also be deposit information included, such as 30 percent up front.

Warranties

There are two types of roofing warranties: manufacturer and labor.

Manufacturer Warranty – This ensures the quality of all roofing materials used by the contractor during roof installation, guaranteeing quality craftsmanship, performance and durability. This warranty only covers materials, not installation. Most workmanship warranties range from two to 25 years.

Workmanship Warranty – This covers the labor portion of the project, guaranteeing that the roof installation meets or exceeds industry standards, job specifications, and building codes.

Insurance and License

Your roofer should carry up to date insurance and licensing requirements to ensure everyone’s protection. Ask for proof of this information before settling on a roofer.
