Loose or Missing Shingles

If you see any shingles that are swinging down by the corner, shingles that have shifted or shingles that are missing entirely, get them replaced immediately. If not, water can get behind the shingles and start causing damage underneath, namely in the form of leaks.

Loose Flashing

In the same vein, flashing that is loose will also introduce moisture which can also lead to leaks and decay. Check for loose flashing aluminum located around chimneys and vents. Overflowing Gutters

Overfilled gutters can cause great stress not only on the gutters themselves but on your house as well. Regularly clean out your gutters to remove leaves, branches, dirt and other debris so rain water can flow freely off your roof and away from your home. Clogged gutters can lead to pooling water around your foundation, which could result in basement flooding.

Streaks of Color

Do you notice black, green or brown streaks on the side of your house or on the roof? This is often attributed to accumulation of dirt, mold, mildew or, which is the most likely – blue-green algae. Depending on the severity of the problem, these may be removed with a good power washing or with a shingle replacement in some cases.

If you notice accumulation with fuzzy textured green or black growths, this signals moss or mold.

Mineral Granules

When you clean your gutters, you may notice the accumulation of little black granules, which come from worn shingles that are starting to break down. This is a sign of old age and roof replacement is usually a good idea.

Dark Stains on Attic Ceiling

When doing an interior inspection of your attic, look for signs of moisture damage or dark stains on the ceiling. This is a sign that you have a leaking roof. Don’t assume the leak is coming from directly at the source of the stain. A professional roofer has special equipment to detect the exact origin of a leak and can repair it accordingly.
