As the colder temperatures of winter start to settle in, it’s time to start thinking about preparing your home’s roof for the season. It’s important to protect your house, and it all starts with the first line of defense: the roof. Preparing for the harsh reality of the looming winter season is a smart choice as a homeowner. You can do many of these things on your own but it’s always wise to hire a professional because they have the resources, skill and training to get these tasks done efficiently and safely. It all starts indoors, with attics and bathrooms to check for proper ventilation, then it’s time to head outdoors to examine the roof.

Attic

Head up to the attic for a quick check of the ceilings and walls. If you notice condensation, staining or dripping, these are all signs of leaks. At the same time, take a look at your insulation and make sure it’s sufficient and in place. According to US News and World Report, you could experience a 20 percent decrease in your energy bill with quality, properly-fitted insulation. Inspect the vents and rafters for proper insulation as well. If there are issues with insulation, call a professional to address them.

Poor roofing insulation can lead to water leaks, weakening the roof. Plus, heat escapes from the interior of the home much easier, leading to higher energy bills and increased potential for ice damming.

Bathroom

What does the bathroom have to do with your roof? When moist air accumulates from showers, it can actually damage your roof. Check for proper operation of your bathroom fans. Clear out any debris that may have built up in your vents, especially ones located near your roof’s gables and ridges.

Gutters

Heading outdoors, now it’s time to check your gutters. If you have a stabilized ladder, use it to see if your gutters are clogged with debris. If so, scoop it out so water from fall run offs can more readily flow through. Clogs can back everything up, causing freezing water once temperatures plummet. Check the connections of the gutters themselves to the roofing or siding. Are they secure and tight? Are the downspouts pointing well away from your property? Do you notice any rusting, holes or tears?

Soffits & Eaves

Unclog all soffit vents, as restricted air flow can cause problems later on. The soffits allow air to ventilate your attic to help keep moisture from building up on the underside of the roof deck.

Roof Deck

You don’t actually have to climb up onto the roof in the interest of safety. You can use binoculars to perform a visual inspection from your position on the ground. First, take a look at the shingles, noting if any have come loose. Next up, check the flashing around chimneys and vents. Is it rusting or falling away from the seams? Do you notice mold and mildew buildup? What about obvious signs of tears, holes or missing shingles?
