Although the weather may still be warm, it is not too early to start preparing your home and yard for crisp, cool days of fall. This includes inspecting and repairing the roof, siding, windows and gutters, cleaning and sealing the deck, and making sure all ventilation areas are clear. Failure to do this could lead to a premature lifespan for these elements of your property and more costly repair problems later.

Inspect and Repair

There are many areas of your property that need extra attention come fall:

  • Roof: Walk around your yard and, using binoculars and your own eyes, be on the lookout for rust spots on flashing, curling or blistering shingles, missing shingles, cracked rubber boots around vent pipes, missing or damaged chimney cap, and areas of moss or lichen, which can signal roof decay.
  • Siding: Be on the lookout for peeling paint, rot, missing kickout siding, dents from hail or balls, melting, moisture intrusion, cracking, fading, and areas of moss and lichen.
  • Windows: Check for drafts in the interior, make sure locking mechanisms work properly and ensure windows close completely and easily. On the outside, look for gaps, worn caulking or weather stripping, cracks in sash, rot, condensation of fog between glass, damaged window glazing and leaks.
  • Gutters: Make sure gutters are secured tightly to the roof and aren’t pulling away, unclog debris that may be gathering up, make sure downspouts are pointing away from the foundation, check for missing sealant at seams, and look for breaks, cracks and protrusions.

Cleaning and Sealing

To ensure your deck makes it through yet another harsh New England weather, it’s time to clean and seal its surfaces. You’ll need to:

  • Sweep the deck and clear all cracks.
  • Scrub the wood with a brush or use a power washer on a gentle setting.
  • Apply stain or sealer with a pad, brush or foam roller.

The best time to tackle this project is on a mild and dry day. Your deck needs regular maintenance every year to protect it from the elements, even though it is pressure treated to prevent insect infestation.

General Exterior Check

Take some time to walk around your property and do these tasks:

  • Clear all ventilation areas, including dryer vents to the outside as well as attic vents.
  • Check for cracks in asphalt or concrete on driveway, sidewalks, and paths to prevent tripping hazards.
  • Check for bulges or loose areas in retaining walls.
  • Examine porches and decks for loose boards, sagging ceilings and damaged steps.
  • Look for loose boards in your fence.
  • Be on the lookout for signs of insect or bird nests in eaves, soffits or attic vents.
  • See if you can spot missing brick mortar or cracked stucco.
  • Examine the foundation for cracks and bulges.
  • Cut back any tree limbs or branches that may be overhanging or hitting your house. This will keep the limbs from damaging your home, plus it will deter critters from jumping from the tree onto your roof.
