If you aren’t sure how long you’ve had your roof, or it’s looking a little battered, you may be wondering how to tell if it’s time for a new one. From constantly missing shingles to inconsistent colors, there are some telltale signs that you may need a new roof in Methuen.
1. Frequent Leaks
Many homeowners ignore leaks, to their great detriment. Big leaks that gush water into your home are very noticeable and obviously you would call a roofer right away, but far more often, it’s the small, slow leaks that are the most alarming. Those small leaks, especially if frequent, are the biggest indicator that you need a new roof.
If you have noticed any of these effects of water exposure, call a roofer:
- Water stains on ceilings or walls
- Dripping noise
- Mold growing on ceilings or walls
- Musty smells indoors
- High humidity levels indoors
2. Inconsistent Shingle Color
Healthy, strong roofs have a consistent color and texture to them across the board. But when your roof starts to age, the colors start to get blotchy. If your roof no longer has color consistency and uniformity, particularly around places of wear and tear or in valleys where leaves, debris and snow sit for long periods of time, this is cause for concern. In the case of wood shingles, those that appear darker in some areas, like in the shade, could be rotted.
3. Curling and Missing Shingles or Tiles
As shingles get older, they deteriorate. Wood and asphalt shingles, for example, will start to curl at the edges. One or two aren’t cause for concern, but if most of them start to do this, it’s time for total replacement. If you have a metal roof, the biggest concern is rust. If you spot areas of corrosion, you’ll have to treat them and re-coat the roof before pin holes can make their way through the rust and result in leaks.
4. Gutter Debris
Aging asphalt shingles will shed little black granules, which will collect in the gutters along with leaves and other debris. Clean your gutters once or twice a year; if you spot an abundance of those granules, you may want to call for a roof replacement consultation. If you have a clay roof, look for pieces of mortar that get stuck in your gutters.
This is perhaps the biggest indicator for a new roof. But it’s tough to gauge the exact age of any roof. If you’re not sure how old yours is, you’ll have to rely on the above clues instead. But if you know your shingle roof is approaching the 20-year mark, it’s best to be proactive in getting a free roof replacement consultation before you start to have problems.
